Office of the Valuer-General SA, median house sales, September quarter 2026 against September quarter 2025.

Each of those rests on 11 to 36 sales in a single quarter. The Valuer-General's own guidance is that short-term suburb movements "should be viewed with caution" — treat them as direction, not valuation.

What's changed for buyers and sellers

  • Median time to sell across the capitals: 39 days, against 23 days a year earlier.
  • Total listings across the combined capitals: +23.1% year on year.

Rates

At the Reserve Bank's most recent decision, on 29 September 2026, the cash rate was raised 25bp to 4.60%. If your pre-approval predates that, have it re-checked before you bid on anything.

What I'd do about it

Selling. Price to the evidence. With stock up and discounting where it is, an ambitious asking price doesn't get corrected by the market — it sits, and a property that sits gets bid on as though something's wrong with it.

Buying. You have more choice and more time than buyers did a year ago. Know what's been sitting and for how long.

How I put this together

Suburb medians are the Office of the Valuer-General's published quarterly sales data, free via data.sa.gov.au. City-wide values and market indicators are from Cotality. The rate line is the RBA's own media release. Each figure carries the period it covers, because they differ — and I never blend a single-quarter median with a rolling twelve-month one, which would look precise and mislead.

No modelled estimates, no automated valuations, nothing I can't point you at.
