Golden Grove's median house price jumped to $1,150,000 in the September quarter 2026, according to the Valuer-General. If you own in Golden Grove and you've been thinking about selling, that's a headline worth reading carefully before you put a number in your head.

It's also a live question here. In the fortnight to 16 October 2026, 5 of the enquiries that came into my office were people asking about an appraisal or selling, and the only suburb anyone named was Golden Grove (my own enquiry log, anonymised). So here is what the new figure says, what it doesn't, and what the market around it has done since.

The number

The Office of the Valuer-General SA published its September quarter 2026 suburb medians on 14 October 2026. For Golden Grove:

  • September quarter 2026: $1,150,000 median house sale price, from 24 sales.
  • June quarter 2026: $933,500, from 28 sales.
  • Quarter on quarter: up $216,500, or 23.2%.
  • On the September quarter 2025: up 30.8%.

For context, the neighbours in the same Valuer-General release, September quarter 2026:

  • Wynn Vale: $1,131,500 from 16 sales, up 13.7% on the June quarter and 35.1% on a year earlier.
  • Greenwith: $1,003,000 from 26 sales, up 0.3% on the June quarter.
  • Surrey Downs: $850,500 from 13 sales, up 0.1% on the June quarter.

Why I wouldn't price a house off it

A jump of 23.2% in a single quarter is not what happened to the value of a typical Golden Grove house. It's what happened to the middle sale out of 24.

The Valuer-General says this itself: its medians count settled sales, and short-term suburb movements should be viewed with caution because they rest on a small number of sales. With 24 sales, a handful of larger or newer homes settling in the same quarter is enough to drag the median up. Greenwith next door, on 26 sales, barely moved at 0.3%. Surrey Downs, a few minutes away, moved 0.1%.

The other thing to keep in mind is the word settled. A sale that settled in September was usually agreed some weeks before. So this figure describes a market that has already passed, not the one you'd be listing into.

None of that means Golden Grove values are weak. Over the year, the Valuer-General figure is up 30.8%, and the wider Adelaide measures below are still up on a year ago. It just means the quarterly number is a noisy signal, and your house is worth what comparable houses on similar streets have recently sold for, not what the suburb median did.

What the market has done since

Three things have shifted between the sales in that median and a sale you might make now.

Values eased in September

Cotality's Home Value Index for September 2026 (released 1 October 2026) has Adelaide's median dwelling value at $928,560, down 1.3% over the month and down 2.7% over the quarter, but still up 6.5% over the year. SQM Research's Adelaide combined asking price for the week ending 13 October 2026 was $1,013,708, down 0.8% over the rolling month and up 3.8% over 12 months.

More competition from other sellers

SQM Research counted 10,849 total listings in Adelaide in September 2026, up 39.5% on a year earlier, with 4,711 new listings, up 22.7%. Across the combined capitals, Cotality's September 2026 index puts median days on market at 39 days, against 23 days a year earlier, with total listings up 23.1% year on year. That days-on-market figure is all capitals combined, not Adelaide or Golden Grove, but the direction matches the SQM Adelaide listings count.

Rates went up again

On 29 September 2026 the Reserve Bank raised the cash rate by 25bp to 4.60%, its fourth hike of 2026 and the highest cash rate since 2011 (RBA media release). The minutes of that meeting, released 13 October 2026, say further rises remain possible while house prices fall.

The next decision is on 3 November 2026. Forecasts are split: ANZ and Westpac have a 25bp hike to 4.85% as their base case, while CBA and NAB expect a hold at 4.60%. As of 15 October 2026, ASX cash rate futures priced a 76-90% probability of a hold. Those are forecasts, and I wouldn't build a sale plan around any of them.

So, should you sell?

The honest answer is that the suburb median shouldn't be the reason either way. What matters for a Golden Grove family is narrower:

  • Get a price for your house, not your suburb. A proper appraisal works from recent comparable sales close to you, which is far more reliable than a quarterly median built on 24 sales.
  • Price for the market you're listing into. More listings and slower days on market (per the SQM and Cotality figures above) mean buyers have more choice than they did when those September settlements were agreed.
  • If you're upsizing locally, look at both sides. Wynn Vale's median of $1,131,500 and Greenwith's $1,003,000 (Valuer-General, September quarter 2026) are the other half of your sum. If your buying power depends on your borrowing, the rate on 3 November matters more to the move than Golden Grove's median does.
  • Don't wait on a forecast. The banks themselves disagree about November. Decide on timing for family reasons, then price it properly.

If you want to know what your own Golden Grove home would realistically sell for in this market, request an appraisal or book a time to talk it through.

How I put this together

Suburb medians are from the Office of the Valuer-General SA, Metropolitan Median House Sales Q3 2026, published on data.sa.gov.au on 14 October 2026. Adelaide dwelling values, combined-capital days on market and listings are from the Cotality (CoreLogic) Home Value Index for September 2026, released 1 October 2026. Adelaide listings counts and asking prices are from SQM Research. The cash rate decision is from the Reserve Bank of Australia's media release of 29 September 2026; the November outlook is the published forecasts of ANZ, Westpac, CBA and NAB, and ASX cash rate futures pricing as of 15 October 2026. Enquiry numbers are from my own anonymised enquiry log for the last fortnight.

Limitations: the Valuer-General medians count settled sales only and rest on small samples, so quarter-to-quarter moves are unreliable for a single suburb. Cotality's days on market figure is for the combined capitals, not Adelaide or Golden Grove. SQM's asking prices are what sellers are asking, not what buyers paid. Rate outcomes for 3 November 2026 are forecasts, not facts.
