The numbers

Why two different medians? The Valuer-General publishes a single quarter; Cotality publishes a rolling twelve months. In a rising market the quarter runs ahead, because the twelve-month average still carries older, cheaper sales. Neither is wrong — they answer different questions. Use the quarter for "what's happening now" and the year for "what's the trend", and never let anyone quote you one without telling you which it is.

For context, metropolitan Adelaide's median house price was $975,000 for the same June quarter 2026. The Valuer-General's own caution applies to any single-quarter suburb figure: with 22 sales, "short-term movements should be viewed with caution."

School zones

Hope Valley sits entirely within the Modbury High School zone. That is unusual around here — most neighbouring suburbs have a boundary running through them, so two houses in the same street can be zoned to different schools.
