Adelaide houses hit a record. Units just went backwards.

Adelaide house prices jumped 4.8% — that's $51,186 — in the June quarter to a record median of $1,125,070. It was the largest quarterly gain of any capital city in the country, and Adelaide's strongest in almost three years. But over those same three months, Adelaide unit prices fell 2.8% to $628,865, ending an almost five-year run of uninterrupted growth. One city, two completely different markets.

What makes this genuinely unusual is the backdrop. Combined capital city house prices fell 1.4% over the quarter — the first national quarterly decline in more than three years — and Sydney dropped 3.3%, or nearly $60,000. Adelaide was the only capital where house price growth actually accelerated, with annual growth climbing to 16.0% ($154,905). Adelaide has now passed Melbourne to become Australia's fourth most expensive capital city for houses.

Underneath those headline numbers, though, conditions on the ground are friendlier than they sound. Auction clearance rates have been sitting around 44–45%, total listings are up 17.8% on this time last year, and homes are still changing hands in a median 28 days against a national average of 32. More stock, less heat at auction — but well-presented houses are still selling quickly. With the RBA's next cash rate decision landing on 11 August, the next couple of weeks are a real window before sentiment moves either way.

🏡 Buyers — You have more choice than you've had in a year. Listings up 17.8% and fewer than half of auctions selling under the hammer means genuine room to negotiate — and units are where the leverage is strongest right now.

💰 Sellers — If you own a house, you're sitting on a record median. With 28-day selling times and stock climbing, going to market before the spring wave of competition arrives is worth serious thought.

📈 Investors — The house/unit gap is the whole story. Units at $628,865 on roughly 4.3% gross yields read very differently to houses at $1.125m on about 3.3% — the value case has quietly flipped.
